Infill land for the projects already in motion.
King Tide is forming a Land Fund to support the projects in the group's Houston pipeline, from co-living homes in Near Northside to duplex communities such as Dayco Heights.

The strategy
Houston has land inside established neighborhoods that suits small, well-planned infill projects. The Land Fund is being formed for the projects in the group’s current pipeline: co-living homes in Near Northside, Acres Homes, Carverdale, and Independence Heights; duplex communities built for sale, such as Dayco Heights and Walthall; and a single luxury townhome in Timbergrove. The pipeline is listed on localhoustonbuilder.com.
How a site moves forward
- Identify infill land that fits co-living homes, duplexes, or a single townhome.
- Plan and entitle the site, from survey and civil plans to replat and permits.
- Build through Local Houston Builder, the group’s construction company.
- Sell or operate: duplexes and the townhome are built for sale; co-living homes are operated through NextGen Home Solutions, the group’s property manager.
What partners can expect
Partners can expect regular communication about each site’s progress. The specific reporting schedule and format will be described in the fund’s definitive documents.
